I hosted two different open houses this past weekend for absolutely beautiful homes.
One was still owner occupied, but staged and set perfectly for showing. Clean and well-organized, great furniture choices and accents throughout the home that were very nicely done. It was definitely turn-key.
The other was virtually staged online, but completely clean and vacant for the Open House. If the home is completely vacant and is not staged, it’s best to position it in a way that any upgrades or high lights shine through. In the case of this home, it had superb lighting, neutral colors, and a extremely well-done accent wall that tied to the island in the kitchen.
When selling your home, how you present it during showings can make all the difference. Here are some of the best tips to help you impress potential buyers and increase your chances of a quick sale:
1. Curb Appeal
- First impressions matter: Make sure the front yard is tidy, lawn is mowed, and the exterior is clean. Add a welcoming touch like fresh flowers, a new doormat, or a freshly painted front door.
- Exterior lighting: Consider soft outdoor lighting for evening showings, which can make the home feel inviting and warm.
2. Declutter and Depersonalize
- Minimalism: Remove personal items like family photos, trophies, or collections. Buyers need to be able to imagine themselves in the space, and too much personalization can be distracting.
- Clear countertops and surfaces: This makes rooms feel larger and gives buyers the impression of ample storage space.
3. Deep Clean
- Top-to-bottom cleaning: Clean every corner of your home, from floors to windows. Pay extra attention to kitchens and bathrooms.
- Fresh scents: Avoid overpowering air fresheners. A clean, fresh smell is better. Baking cookies or simmering cinnamon and vanilla on the stove can create an inviting atmosphere.
4. Lighting
- Natural light: Open curtains or blinds to let in as much natural light as possible. Bright spaces feel more open and appealing.
- Layered lighting: Use table lamps, floor lamps, and overhead lights to create a warm, welcoming ambiance, especially in darker rooms.
5. Repair and Touch-up
- Minor repairs: Fix leaky faucets, patch holes in walls, and touch up any scuffed paint. Small, inexpensive repairs can prevent buyers from noticing potential problems.
- Functional appliances: Make sure all appliances are working, as broken or outdated ones can be a big turn-off.
6. Stage the Home
- Furniture arrangement: Arrange furniture in a way that maximizes the space and flow. If the rooms are small, use fewer pieces to make them look larger.
- Neutral colors: If your home is decorated in bold or unusual colors, consider repainting in neutral tones that appeal to a wide audience.
7. Create a Comfortable Atmosphere
- Temperature: Ensure the home is at a comfortable temperature—neither too hot nor too cold.
- Soft background music: Playing soft instrumental or classical music can create a relaxing environment without being intrusive.
8. Highlight the Best Features
- Focus on key selling points: If you have a beautiful fireplace, a spacious kitchen, or great views, make sure these features are highlighted and not obstructed by clutter or furniture.
- Provide information: Have brochures or flyers available that highlight the home’s key features, recent upgrades, or the neighborhood’s amenities.
9. Timing Matters
- Well-timed showings: Try to schedule showings during daylight hours when the house looks its best in natural light. Avoid showing your home during meals or when you know there will be distractions.
- Be flexible: Accommodate potential buyers’ schedules as much as possible to make it easier for them to see the home.
10. Vacate During Showings
- Leave the house: It can feel awkward for buyers if the current homeowners are present. Let them explore the space freely, and answer questions through your agent afterward.
- Pet-free: If possible, remove pets or place them in a separate area to avoid potential buyers feeling uncomfortable or distracted.
BONUS:. Use Professional Photography
- High-quality photos: Most buyers begin their search online, so having professional photos of your home can make it stand out. Quality photos can highlight the best angles and showcase your home in the best light.
Following these tips can help ensure that your home makes a positive impression and stands out in a competitive market!
